Director - Finance

Will be responsible for working with AXP Finance and other AXP and Strategic Alliance Partner Transaction and Project Management staff to perform financial analysis for major domestic and international AMEX projects

- Provide strategic and financial analyses for major GRE projects such as new leases, new developments, acquisitions/disposals, sale/leasebacks, relocations, renewals, expansions/contractions, etc.
? Includes development of: alternatives/scope, documentation of assumptions, P&L and NPC analysis, identification of advantages/disadvantages, exit strategies, etc.
? Ensure analyses conform to GAAP via linkage with Real Estate Controllership

- Ensure adherence to AXP and Real Estate investment guidelines and policies

- Assist with the design of methodology, communicate industry standards/ practices and assist in the evaluation of reasonableness of cost estimates

- Develop and document standardized models, processes and procedures for various types of analysis

- Prepare presentations for AXP business units summarizing analyses and conclusions
Oversee Strategic Alliance Partner Lease Administration function

- Ensure that landlord payments are processed on a monthly or quarterly basis for the United States Canada, United Kingdom, and Australia with explanations of variances

- Preparation of Amexs annual 10K

- Ensure quality and accuracy of Lease Administration lease database

- Various monthly and ad hoc reporting

-Strong leadership skills, including a will to win, effective problem solving and the ability to drive results while supporting multiple daily routine functions and special projects.

-Six or more years experience in real estate finance or business analysis desired

-Strong analytical skills and people leadership experience

-Strong written and verbal communication skills

-Demonstrates organizational skills with the ability to meet critical deadlines and manage multiple projects

-Personally ensures the delivery of high quality service and consistently exceeds customers? expectations and is self-motivated and proactive

-Excellent thought leadership identifying and synthesizing trends to provide value added analysis to audit leadership

-Proven ability to lead projects and initiatives that drive performance
